Make a well-informed decision.

Prepare well for a renovation quote

A useful quote starts with a clear aim and reliable information about the existing building. You do not need a finished design yet. This preparation makes unresolved points visible.

Separate your aim from the existing conditions

First describe what should change. Then record what exists and what is still unknown. Photos help with orientation but do not replace a necessary site visit.

  • Identify rooms, their use and approximate areas.
  • Keep available plans and information about previous alterations ready.
  • List preferred materials separately from essential requirements.

Make the scope easy to understand

Ask for a clear description of the work and its limits. Quotes are comparable only when preparation, materials and completion cover the same scope.

  • Clarify substrate preparation, connections and disposal.
  • Identify your own work and other trades.
  • Record unresolved findings and how additional work will be handled.

Clarify funding and sequence first

Funding programmes have their own procedures. KfW 458 requires a contract with a funding condition before the application. Check your particular route before an ordinary commission.

  • Involve the funding provider and required advisers early.
  • Discuss preferred timing, access and occupation during the work.
  • Assess binding commitments once the scope is clear.
Do I need exact measurements for my first enquiry?

Approximate information is enough for initial orientation. Required measurements and findings must be checked for a reliable quote.

Are two quotes with the same total price equivalent?

Not automatically. Compare scope, materials, preparation, exclusions and conditions.

Room and bathroom design: distinguish ideas from technical planning

Design helps organise use, materials and atmosphere. It does not prove that every illustrated idea can be built. A good design makes this distinction clear.

Start with how the room is used

Describe everyday use before choosing individual products. This helps identify useful design questions.

  • Collect circulation, storage and use requirements.
  • Consider colours, surfaces and lighting together.
  • Distinguish priorities from ideas that are only inspiration.

Clarify technical responsibility separately

Alterations to load-bearing elements need separate assessment. Projects exempt from a permit procedure still have building-law requirements. An attractive visualisation cannot replace that assessment.

  • Identify structure, services, waterproofing and ventilation as separate checks.
  • Agree responsible specialist planners and executing trades.
  • Clarify technical approvals before execution.

Turn the design into an agreed scope

Record which option will be developed and which fittings are included. Funding for reducing barriers has technical conditions; KfW 159 is not a general design subsidy.

  • Agree samples and specific products before ordering.
  • Agree visualisation, planning and building work separately.
  • Discuss changes and their consequences before implementation.
Is an inspiration image a construction drawing?

No. It illustrates a design idea. Dimensions, construction, connections and technical suitability must be clarified for the specific project.

Is a modern bathroom automatically accessible?

No. The intended accessibility needs planning and checking against the required dimensions and technical conditions.

Interior work in existing buildings: check before covering

In an existing building, new surfaces meet existing components. Clarify their condition and interfaces before covering or refinishing them.

Do not simply cover moisture

Umweltbundesamt stresses that causes of moisture and mould must be identified and removed. New lining is no substitute.

  • Report observed stains, odours and earlier water damage.
  • Have unresolved damage investigated before closing surfaces.
  • Agree responsibility for diagnosis and subsequent work.

Take unknown materials seriously

Possible asbestos in older buildings must be assessed before disturbing materials. Do not sand or break suspicious materials yourself to test them.

  • Collect building age and known material information.
  • Clarify necessary investigation by suitable specialists.
  • Record unknown findings as unresolved prerequisites.

Plan systems and connections together

Fire and sound performance depend on the tested overall system, not just one board. Construction and evidence must suit the project.

  • Coordinate walls, ceilings, doors and penetrations together.
  • Record requirements and necessary evidence before execution.
  • Discuss connection details and handovers between trades.
Can a photograph reliably assess a substrate?

It can provide clues. Hidden conditions and necessary technical checks cannot be established reliably from a photograph.

Is every drywall partition equally suitable?

No. Construction must suit the use and agreed requirements; relevant evidence needs separate clarification.
